Inventory levels for real estate in Danville continue to drop as sales charge forward.
The inventory absorption rate for single family detached homes in the town of Danville has dropped to under 2 months. Over the last few months the inventory level has been slowly creeping down with sales outpacing new listings. This is not to say that prices are increasing but price levels seem to be stabilizing and are basically flat. In many cases we are seeing multiple offers and homes selling for well over asking price but in general homes are selling within 2-4% of list price. So the day of lowball offers being accepted are over, at least for the time being. We should continue to inventory levels drop through the summer with the caveat that the bank, and it’s inventory of foreclosed properties, does not decide to dump foreclosues on the market.

The average price per square foot is at $415 and the average days on market is 102. There are 96 pending home sales in Danville with an average list price of $967,819. The average price per square foot for these homes is $354 with an average days on market of 75 days.
Analysis:
In general home sales are brisk with many homes selling within the first week of listing and with multiple offers. However, there are many homes that still seem to be sitting for quite awhile without much interest. As with any real estate market the bottom line is price. Sure, you can augue for the homes condition, location,…. but at the end of the day price makes up for everything. And a well priced home will attract a willing buyer.
