The following report in Bloomberg Business week discusses the discount offered when purchasing Bank Owned and Short Sale homes. In the following Wall Street Journal Article the author reports on shadow inventory and their projections for the inventory levels in the future. The Shadow Inventory are those homes currently in the foreclosure process that have not been listed on the Multiple Listing Service. This can have an effect on Danville and San Ramon Real Estate, and in fact all bay area residential real estate, because there is a potential to flood the market with foreclosures. In practice the banks are actual processing more short sales these days and understand that they actually recover more money through the short sale Pending Danville Sale 150x150 latest newsprocess as opposed to the foreclosure process. While the numbers reported seem reasonable, albeit a bit concerning, I believe that they are actually understated because there are many distressed mortgages not yet reported.

The following Contra Costa times article published August statistics for not only Danville real estate and San Ramon real estate, but for the entire bay areaSoldSanRamonHome 150x150 latest news. We are seeing consistency in the market when looking at trends. As demonstrated in the statistics I published earlier this month, we have seen price increases slow down dramatically along with overall sales. One interesting note is at the price points under $600K we are still seeing multiple offers, so this tells me that many buyers are more concerned with quality of life issues than a potential loss in value for their homes.
