August 2009 Statistics for Danville

The month of August was very strong for Danville real estate with many homes going pending

At the end of August there were 155 active listings for detached single family homes in Danville. In addition there were 92 pending sales and 37 closed sales. The inventory absorption rate is a very active 1.68 months. Compared with Danville’s July Statistics it demonstrates how quickly the market is changing. The amount of available inventory on the market has been dropping steadily which has helped to stabilize prices and in some cases cause multiple offers at over asking price.

Current Danville real estate statistics:

There are 155 active listings for single family detached homes. The average list price for these homes is at $1,281,022 with the highest being listed at $4,500,000 and th elowest at $529,000. The average price per square foot is at $419 and the average days on market is 110 days. There are 92 pending sales in Danville with an average list price of $976,855 and a high of $2,750,000 the lowest priced pending sale was listed at $399,950. The average price per square foot is at $359 and the average days on market is at 70 days. During the month of August there were 37 closed sales. The average list price for these sold homes was at $883,785 and the average sold price at $831,348. The average sold price per square foot for these homes was at $339 and the average days on market was 61 days.
