For Bay Area Real Estate in the city of San Ramon we see median sales prices for single family detached homes climbing dramatically over the same month last year. We are also seeing inventory of ...]]></description>

<h2>For Bay Area Real Estate in the city of San Ramon we see median sales prices for single family detached homes climbing dramatically over the same month last year. We are also seeing inventory of <em>San Ramon Real Estate</em> at extremely low levels.</h2>
<p>As you see in the following graph, the inventory levels for <em><strong>San Ramon real estate</strong></em> is way below what we would expect and as a result, in addition to low interest rates and many buyers looking for homes, we see the median sales price for single family detached homes on the way up. I do expect to see inventory pick up going into the summer months and we will most likely see inventory of San Ramon homes continue to rise through the second half of the year. I do expect to see a large percentage of the new homes hitting the market to be short sales as there is a large number of homeowners who have distressed mortgages and they will need to be washed through. We will see the sales prices for <em><strong>San Ramon real estate</strong></em> level off as a result.</p>

<h2>The low number of Short Sales and Foreclosures hitting the market has caused not only inventory of active single family homes to drop in the Bay Area City of San Ramon, but we are also seeing the Average Days on Market for <strong><em>San Ramon Real Estate</em></strong> also dropping.</h2>
<p>In the following graph you can see the results of his low inventory and the lack of short sales coming to the market. For <strong><em>San Ramon Real Estate</em></strong> it has caused not only the average days on market to drop but we have also seen price increases at many price points.</p>
<p>We do expect to see more inventory coming to the market in the next few months and we believe that much of the active San Ramon real estate will be sort sales because we see most banks providing incentives to owners of distressed mortgages to try short sales. The upcoming increases in inventory of <strong><em>San Ramon real estate</em></strong> will create a leveling off of prices and average days on market. I highly encourage anyone wishing to sell their home within the next few years to call us today as we feel that you have a golden opportunity right now.</p>

<h2>Over the last several months we have seen the inventory of single family detached homes in the <em><strong>Bay Area city of Dublin</strong></em> decrease and as a result prices spiked up.</h2>
<p>However, we now see inventory leveling off and as a result we see the price graph for Dublin Homes leveling off as well. We do expect to see more inventory come on the market over the next several months and I do expect prices to stay relatively flat as well. What we will see is a higher percentage of new inventory be either short sales or foreclosures. <em><strong>Bay Area Real estate in the City of Dublin</strong></em> has been one of the stronger markets in terms of price and at the current price points is still a great value.</p>

<h2>Low inventory and multiple offers have created a more complex environment for <em>Real Estate Investors</em> of Bay Area Real Estate.</h2>
<p>Because of the low number of bank owned, or REO homes in the area and do to the lack of short sales hitting the market, we have seen inventory of single family detached homes drop throughout the entire Bay Area Real Estate market. Furthermore, many people who may have been considering selling seem a bit apprehensive mainly do to a lack of understanding that we are in deed approaching a sellers market. In these times we are seeing those wanting to invest in Bay Area real estate see prices get bid up to a point where in no longer makes sense for them to buy and then try to at least break even with a tenant. I do expect to see inventory increase and more specifically you will see the number of short sales increase substantially through the the summer months. <em>Real estate investors</em> for Bay Area Real Estate should have a few more to choose from however I don&#8217;t expect to see prices drop very much or at all.</p>

The index is weighted such that any number over 30 represents a Seller&#8217;s market. The current index for Alamo is at 22. This is up from low in July 2011 of 16. Additionally we see that active inventory of single family detached homes is very low I do expect to see inventory rise through the summer so you out there considering selling should get your home on the market very soon. <p>The real estate market in the <a title="Blackhawk" href="http://www.blackhawkcc.org/Club/Scripts/Home/home.asp">Blackhawk community </a>of Danville is following suit with many <a title="PLeasanton Real Estate" href="http://www.therealestatemarketwatch.com/prices-climb-will-inventory-drops-for-bay-area-real-estate-in-pleasanton/">Bay Area Real Estate markets</a>. In the luxury market that is Blackhawk we see inventory at a very low level and a high Market Activity Index. The Market Activity Index measures real estate activity in specific markets and any reading over a 30 indicates a seller&#8217;s market. The index has been bouncing around 21 to 23 which is not quite a &#8220;Seller&#8217;s &#8221; market but is indicative a a well balanced market. I do expect inventory to increase through the summer months and a flattening of the index as well as a flattening in median sales prices.</p>
