IN this graph you will see that the median sales price for all closed homes sales in the Bay Area city of Pleasanton look a bit like a roller coaster. To some extent this is in line with much of the country, however, it seems to be very different to the stability we see in other East Bay Area Towns and Cities. The recent uptick has much to do with the desirability of owning a home in Pleasanton with the great schools and great family environment along with the seasonality of the real estate markets where most of the sales take place in the summer months. I would expect to see a leveling off of he median sales price and perhaps even a slight dip over the next several months. Of course much of this projection on prices is based on having a calming period in our economy. Any kind of very bad or god news could drastically shift the direction in where prices will move.
