In this graph you can clearly see that the median price for single family homes in the city of Walnut Creek has seemed to peak in June and is now trending down. This is in direct contrast to the data for the nearby town of Danville and city of Walnut Creek. The main reason for the downward trend is that there has been a shift in the types of homes being sold in Walnut Creek. The high end million dollar plus homes seem to be taking longer to sell while the lower priced older homes are selling very well. Unlike Danville and San Ramon, the city of Walnut Creek has some nice areas where most of the homes are older, smaller bungalow types. These are the ones selling fairly quickly as many first time home buyers, who were previously priced out of the market, are taking advantage of the affordability of these desirable Walnut Creek homes.
