7 Common Mistakes Sellers Make

While selling your home does not need to stressful or difficult we have found that there are 10 common mistakes that sellers make that can make it diffcult for a succefull sale to occur.

1. Not having a clear reason for selling. Placing your home on the market must be done only after the sellers are very clear on WHY they want or need to sell. Not understanding your motivation will affect your decisions when offers are submitted.

2. Not consulting with an honest professional realtor prior to placing your home on the market. It is imperative that you be giving accurate information on your homes value and current market conditions. You need to consult and employ an agent who will not just “Tell you what you want to hear”.

3. Not emotionally detaching from the house. It is important that you realize that as soon as the decision in made to sell your home, you must now treat your home as an asset that you are selling. It is difficult to make good business decisions when emotions are involved.

4. Not knowing your competition. When your home is on the market you are in competition with all other homes of similiar size and price in your area. It is critical that your home be priced and marketed with an in depth knowledge of the competition.

5. Deciding that your home can only be shown “By appointment only with no lockbox in place” This will absolutely limit the number of showing to perspective buyers. In fact many agents take this as a sign that the seller is not motivated.

6. Being inflexible when offers are submitted. It is important that all offers be reviewed and if necessary a counter offer be written. We find that the first offer is usually the best and by not making a serious effort to work all offers you may see your chance for a sale disappear.

7. Not being flexible when repairs are requested. There is nothing more frustrating than seeing a sale fall apart due to a simple repair. It is important to consider all offers without emotion and with the emphasis on making a good business decision.
