The absorption rate is very simliar to that of Danville with the difference being the average home prices. In Danville the average price for listed homes is $950,000 wheras Westside Alamo is $2,000,000+. The absorption rate for both areas is 5 months with new listings parallelling sales.
Reasons for the strength of the Westside Alamo market
The Westside of Alamo has always been a very desireable place to live because of the quality of the schools, the proximity to open speace, the large lots (most lots are a minimum of 1/2 acre), and the unique warmth that the area offers. Because it is an unincorporated area of Contra Costa county, Alamo utilizes county and Danville services for Fire and Police.
Open Space
Within walking distance of Westside Alamo you have access to the Las Trampas hiking trail which offers miles of hiking and walking up to the ridgeline in the west part of the county. These trails provide for beautiful views of Mt. Diablo, the Tri-Valley, and the Eugene O’Neal
